New Urban Center Taking Shape in Round Rock
The District, a $525 million mixed-use development, has broken ground at the intersection of Interstate 35 and State Highway 45 in Round Rock. The ambitious project will develop 65 acres of land adjacent to Dell's headquarters into what developers are calling Round Rock's first true urban center.
The first phase of construction focuses on a seven-story residential building containing 316 luxury apartments. With completion expected by early 2027, the building represents a significant departure from Round Rock's traditionally low-rise development pattern.
Housing Options and Amenities
The District's residential offerings will include studio, one-bedroom, and two-bedroom units ranging from 550 to 1,250 square feet. Prices are expected to start at $1,450 monthly for studios.
Residents will have access to several community amenities, including a rooftop pool, fitness center, co-working spaces, and private courtyards. Underground parking will accommodate both residents and visitors to the development.
Retail and Community Spaces
Beyond housing, The District will incorporate approximately 80,000 square feet of retail and restaurant space at street level. Local officials have indicated that negotiations are underway with several restaurants and boutique retailers, though specific businesses have not yet been announced.
A one-acre central plaza designed for community events and gatherings will serve as the development's focal point, with plans for regular farmers markets, outdoor concerts, and seasonal celebrations.
Impact on Round Rock's Growth
The District represents a significant shift in Round Rock's development approach, bringing urban density to a city historically characterized by single-family homes and low-rise commercial buildings.
City planners anticipate the project will attract young professionals and empty-nesters looking for a more walkable lifestyle without relocating to downtown Austin. The development is expected to create approximately 350 permanent jobs once fully operational, in addition to construction employment during the building phases.
