Georgetown City Council advances MUD agreement for 722-acre project overlooking Lake Georgetown

A new master-planned neighborhood could soon reshape western Williamson County. Georgetown City Council approved the first reading of a consent agreement Aug. 12 that would establish the Lakeside Estates municipal utility district (MUD), paving the way for more than 1,300 homes, extensive parkland, and a hotel.

Project scope

The 722-acre district will be located on the cliffs above Lake Georgetown within the city’s extraterritorial jurisdiction. Plans include:

  • 437 acres for 1,312 single-family homes on varied lot sizes from 45 feet to half an acre

  • 14.6 acres for a hotel or resort

  • 187 acres of open green space

  • 14.7 acres for a wastewater treatment package plant

“The developer and the city team have put in a lot of time to turn this into what I think is going to be a really nice project for the community,” Assistant City Manager Nick Woolery said.

Parks and amenities

The agreement requires Forterra Developers to include an amenity center, pedestrian and bike trails linking to the Goodwater Loop, and extensive public parkland. Features will include multisport courts, playgrounds, picnic areas, restrooms, covered pavilions, and dog parks. Public areas will be maintained by the MUD and homeowners’ association.

Infrastructure commitments

Road improvements will include extending Cross Creek Road to Hwy. 29 and building a main neighborhood thoroughfare, both to be maintained by Williamson County. Forterra will also construct a 30-inch waterline and transfer it to the city. Wastewater needs will be met by an onsite treatment plant, operated by the MUD and HOA, rather than connecting to the city’s system.

Council timeline ahead

Georgetown City Council will hold a second reading of the consent agreement Aug. 26 before the project can move forward.
