Massive Development Planned for Western Georgetown

Dallas-based Columnar Investments has unveiled plans for Heirloom, an ambitious 620-acre mixed-use development that promises to create a second "Main Street" for Georgetown's rapidly expanding western sector. The project site is located near the intersection of Ronald Reagan Boulevard and Ranch Road 2338, adjacent to the recently announced H-E-B grocery store.

With a $100 million investment in infrastructure alone, the development will transform previously agricultural land into a master-planned community designed to accommodate Georgetown's continuing population growth. City officials indicate the project aligns with long-term development goals for the area.

Diverse Housing and Commercial Hub

Heirloom's residential component will include approximately 3,600 housing units spanning multiple styles and price points. Plans call for a mix of single-family homes, townhouses, and multi-family apartments designed to address various housing needs within the community.

The centerpiece of the development will feature 200,000 square feet of commercial space configured as a walkable district reminiscent of a traditional main street. Unlike conventional suburban commercial developments, Heirloom's retail and office spaces will incorporate pedestrian-friendly design elements including wide sidewalks, street-facing storefronts, and public gathering spaces.

Phased Construction and Green Space Preservation

Columnar Investments anticipates breaking ground in early 2026, pending final approvals from Georgetown's planning commission and city council. The development will progress from west to east in multiple phases spanning approximately 8-10 years.

Project plans emphasize preservation of natural features, with approximately 30% of the site dedicated to green spaces, parks, and natural areas. An extensive trail system will connect residential neighborhoods to commercial areas while providing recreational opportunities throughout the development.

Regional Impact on Western Georgetown

Heirloom joins several other major developments transforming Georgetown's western corridor, including nearby Parmer Ranch and Camp Brightside communities. The project's location near the planned H-E-B grocery store creates a concentrated growth node expected to accelerate additional development in the area.

Transportation improvements associated with the project include expanded capacity for Ronald Reagan Boulevard and Ranch Road 2338, along with new connector roads designed to distribute traffic throughout the development. Columnar Investments has committed to funding significant infrastructure improvements as part of the development agreement.

For more detailed information about Heirloom, residents can attend the public presentation scheduled for May 17 at Georgetown City Hall. Project renderings and preliminary site plans will be displayed in the city hall lobby beginning April 22 for public viewing.
